🍑🗳 Georgia On My Mind
As like most people in the States, it’s been a long, anxious and often sleepless week for me. I wasn’t even sure if I was going to be able to write a newsletter this week. But as Thursday came around, I started to feel a little bit more optimistic, both that Biden would win, but that the country is shifting and the window of places where like-minded people could live is opening slightly. Even if Biden doesn’t ultimately win Georgia or many of the other swing states, it kind of feels like we’ve achieved something big. I mean if Texas could become a swing state anything is possible right?
This week- like the rest of the media- I’m turning my focus to Georgia where I’m highlighting some of the biggest, boldest homes the state has to offer.
The Warehouse Conversion
Location: 211 Peters St SW, Atlanta, GA 30313
List Price: $2,395,000

I’m a sucker for lofts. Most lofts though can struggle to have much personality or definition of space. This loft does not have that problem, even with its 10,800sq ft. This building currently has a split storefront retail, residence suite, rental unit, office, and separate event space/studio under one roof. Each space has its own personality, but there is a cohesive feel to the space overall.
I’m particularly fond of the main living space which has loads of light, mixed ceiling heights, and a variety of finishes including a patina from its former life.
This home is able to carry the history of the building throughout each of the spaces in distinct ways that give it (in addition to the zoning) the flexibility to be whatever you want it to be. I highly recommend checking out the rest of the photos in the listing the get a more comprehensive view of the building and its potential.
The Gothic Inspired
Location: 3940 Paper Mill Rd SE, Marietta, GA 30067
List Price: $1,950,000

This French Gothic-inspired home was an unexpected find, and I was surprised at how much I liked a house that is a mashup of so many different styles. To me, the best part of this house is the office(?) room right off of the entrance to the house. Between the dramatic height of the wood ceilings to the board and batten fireplace and the large paned windows, this room is just *chefs kiss*. Honestly, I’m not sure why anyone would tour the rest of the house after this. I would just hang out here.
The rest of the house does have some really lovely moments though. This sitting area in what appears to be a downstairs family room has gorgeous wood ceilings that give in an intimate vibe and a modern stone fireplace that manages to make the room feel vaguely gothic still.
There are also good nods to the style in other rooms like the bedrooms with built-ins and wood paneling and this dining room with a bold pointed arch ceiling. This house brings together modern and gothic in delightful and unexpected ways.
The Organic Modernist
Location: 3370 Stillhouse Rd SE, Atlanta, GA 30339
List Price: $799,000
Listing: https://www.zillow.com/homedetails/3370-Stillhouse-Rd-SE-Atlanta-GA-30339/14319025_zpid/
If there was a house that could convince me to move to Georgia, it would be this one. This home was designed by Robert Green, who studied at Taliesen West and became a prolific residential designer in Atlanta. Atlanta Magazine called him “Atlanta’s forgotten master of modern architecture.” While some of Green’s work is very clearly Frank Lloyd Wright-inspired, he was able to step into his own voice while still holding onto organic modern principles, as in this house.
At the heart of the home is a hulking stone and wood fireplace that gives the home an almost brutalist vibe. But the living area also has incredible volume with over two stories of open space above that is filled with light from the skylights above. Looking up from the living room floor almost gives an impression of gazing up the trunk of a redwood tree.
The home plays with volume and light in this way virtually throughout, with some areas dark and cozy and others airy and bright. Even the darker stone and wood areas have large windows that keep the house connected to nature and not too sequestered.
This house does need some work, but I think it would be worthwhile and hugely rewarding to update the home and bring the more typical spaces up to the style level of the rest of the house. You would have a house unlike any other.
The Luxe Minimalist
Location: 1616 W Wesley Rd NW, Atlanta, GA 30327
List Price: $1,695,000
Listing: https://www.zillow.com/homedetails/1616-W-Wesley-Rd-NW-Atlanta-GA-30327/35920026_zpid/
This house is surprisingly secluded and sophisticated. It makes a bold first impression with a round living room at the front with floor-to-ceiling windows and a saw-toothed roof. To get to the front door, you have to cross a pond.
Inside, there are dramatic ceilings and views of the lush 3.5 acres the house sits on throughout, including a second pond in a courtyard just on the other side of the entryway.
The house also features a variety of textures that give the mostly white and glass house more visual interest.
Bonus
This home is a bit Grey Gardens at the moment but would be a lovely English inspired house with a bit of TLC: https://www.zillow.com/homedetails/319-Hand-Ave-Pelham-GA-31779/232351522_zpid/
